Floods can happen in the blink of an eye. One moment everything is okay, and the next, water is everywhere. The experts at SERVPRO of Metrocrest have identified five ticking time bombs that can wreak havoc in your home in a matter of minutes.

Below are five ticking time bombs and consider what you can do to disarm their damage:

HOT WATER HEATER

  • About 75 percent of tank water heaters fail by the time they’re 12 years old
  • 70 percent of water heater failures are from leaks or burst tanks
  • Average damage is $4,000

What to do: Check the tank regularly for leaks. Have your tank maintained yearly. It is recommended to replace your water heater every 10 years.

WASHING MACHINE

  • More than half of all water damage are due to broken washing machine hoses.
  • Damages average more than $6,000.

What to do: Inspect hoses once a month. Look for signs of impending leaks, such as blisters, bulges, cracks, discoloration or kinks. Turn off the water supply to the washing machine when you go on vacation.

DISHWASHER

  • Dishwashers usually fail when they are 10-12 years old
  • Flooding damage from a dishwater leak can be more than $5000

What to do: Tighten the drain line where it connects to under-sink plumbing. Replace the water supply line immediately if you run across a small leak. Don’t run the dishwasher while away from home.

REFRIGERATOR

  • The life expectancy of an ice maker is less than that of the refrigerator, as low as five years.

Please remember these safety tips:

  • Stay away from floodwaters.  If you come up on a flowing stream where water is above your ankles, stop, turn around and go another way.  Six inches of swiftly moving water can sweep you off of your feet.
  • If you approach a flooded road while driving, turn around and go another way.  If you are caught on a flooded road and waters are rising rapidly around you, get out of the car quickly and move to higher ground.  Most cars can be swept away by less than two feet of moving water.
  • Keep children out of the water.  They are curious and often lack judgment about running water or contaminated water.

Water can be destructive. When it meets the drywall that makes up your interior walls and ceilings it can make them look unsightly — or worse, it can damage wallboard enough that it collapses and falls apart, which can cause huge homeowner headaches. Don’t panic though, SERVPRO of Metrocrest (972) 233-8400 can help.

  • Poke a hole in it. As the circle of water in the ceiling expands, take a screwdriver, a drywall saw or any sharp utensil and poke a hole in the middle of the stain. This simple hole drains the built-up water, allows the drywall to air out and many times will stop the water damage from expanding across the ceiling.
  • Catch the water. This seems silly and like common sense, but we see it enough to mention it. Call us to stop the source, but don't forget to take care of the moisture on the floor and surrounding area. Put a bucket or container under the drip and use towels to soak up the rest. If the leak is bad enough the container fills up, check back and keep it emptied.

When we receive a call regarding water heaters busting in the attic SERVPRO of Metrocrest’s production team knows there is going to be several rooms affected. Unfortunately for homeowners when this is the cause of loss the water only has one place to go and that's down!

A Coppell, TX family arrived home from work and school to find several rooms covered in water, drywall, and insulation. After a call to their insurance company, they instructed her to give SERVPRO of Metrocrest a call to perform emergency services. When our technicians arrived onsite we immediately began removing the debris and extracting the water from the affected rooms.

We set up our drying equipment (dehumidifiers, air movers) to dry out the structure, we put their furniture on blocks to prevent damage, and we moved their content to other dry areas of their home. Roof damage can be caused by heavy rains, winds, or falling debris. To quickly solve this issue and reduce the possibility of additional damage, many people choose to use a roof tarp. Roof tarps allow you to have a quick solution and a gap of time until better weather conditions allow for safe inspection and repair.

It seems like a good (sometimes cheap) idea to quickly cover the holes in the roof, stop a water leak, and sleep comfortable at night knowing that no rodents or other animals will enter your home or business through those holes.

Although a roof tarp has many benefits, we do not recommend it as a permanent solution to your problem, because:

  • Some brands will wear out over time.
  • It is a quick fix for a leaking roof, but it is only temporary. It can cause more trouble as time passes.
  • If the roof has water damage that leaked into your home, mold could be growing in the affected areas.
  • Wind can move the tarp, leaving spaces uncovered where water can start leaking again.
  • The wind will cause it to flap, creating annoying noises in your home or business.
  • The tarp may increase the heat inside your home or business, which could lead to a higher electrical bill.
  • If not installed properly, it could hold small pools of standing water, perfect for mosquito proliferation.
  • Heat and moisture may become trapped under the tarp, causing mold and other damage to shingles

Steps to take if your toilet overflows

One of the most common plumbing problems is the toilet overflowing. When it happens, it always seems to be at the wrong time. Try these simple steps.

First, locate your water shut off valve near the base of your toilet. Turn the valve until the water shuts off to prevent additional overflow. If your toilet does not have one, open the tank and rig the float to stay in its position and not let any more water fill the tank.

Second, if water has spilled over and onto the floor, immediately remove it. Use towels to clean up a small amount but for larger amounts of water call SERVPRO of Metrocrest (972) 233-8400. We can extract water out of the flooring quickly to prevent damage to your home.

Next, if you know there’s a foreign object preventing the toilet from flushing, get some rubber gloves and try to remove it. If a clog is the culprit of the overflow, grab a toilet plunger and try plunging it free. A sink plunger could work if you do not have a toilet plunger, but it likely won’t be as effective.

Lastly, if these steps do not remove the clog contact a plumber . Since, toilet overflowing could be a sign of a larger plumbing issue. The clog may be located farther along your pipe and a plumber will be able to diagnose and fix the problem right away.

There was a down pour of rain and hail this past weekend. Which meant more flooding in our area, which is why homeowners need to call in a professional service.

Remediating Dallas, TX flooding is never a simple task. Every home is different, and any restoration company needs to be familiar with the area. SERVPRO of Metrocrest is quick to respond with a 24/7 response team. We do everything possible to start work as swiftly as possible, taking care of not just our customers, but our neighbors. 

Our response team leader begins the quick inspection. We work with your insurance adjuster if appropriate. We bring in pumps to remove the deep water. Our commercial grade machines quickly draw out the water and make it safer for our response team to enter the home. We then use extraction wands to remove surface water that the pumps cannot draw out. SERVPRO of Metrocrest personnel utilizes the same devices to remove water from carpets and wood floors. Our extraction wands also have a built-in heating unit, so we use them to begin the drying process as well. 

Technicians use moisture meters to determine if the carpets and wood are dry. If there is still a high level of moisture, we set up air movers to force warm, dry air across the surfaces to continue drawing out water trapped inside them. 

We also test the surrounding walls for high moisture content. Since many building materials are more easily damaged when wet, we first set up dehumidifiers to draw moisture from the items and the surrounding air. The machines we use can remove 25 gallons of water per day. As everything dries, we carefully use the same air movers to speed up the drying process without causing any further damage that might force us to demolish drywall or other materials.

If any pipes will stay exposed to freezing temperatures, open up one faucet with a very small drip to keep water moving through the pipes.  
On the outside of your home: Protect your pipes as you would protect your plants. Cover up your outside faucets with foam or towels to insulate them.    Especially if you plan to be away from home this winter, remember to leave your contact information with a neighbor. You might consider giving them a key to your home, too, and leaving your preferred plumber's contact information behind should an emergency occur.  
Wondering what happens if pipes freeze? When water freezes in a pipe, it expands the same way a soda can would. If it expands enough, the pipe bursts and could result in serious damage. In North Dallas, just like other warm climate areas, our pipes are more vulnerable to freezing because most of them are located in areas outside of the main insulation. Pipes and valves on outside walls or in the attics are the most common trouble spots. If you open a faucet and water does not come out, you may be dealing with a frozen pipe.

    Floods and Water Damage affect your Dallas area house in 3 ways:

    1. The water damages materials. Wallboard will disintegrate if it stays wet too long; wood can swell, warp, or rot; electrical parts can short out, malfunction, and cause fires or shock.

    2. Mud, silt, and unknown contaminants in the water not only get everything dirty; they are also unhealthy.

    3. Dampness promotes the growth of mildew, a mold or fungus that can grow on everything.

    The following steps work on all three of these problems. It is very important to do these steps in order.

    Lower the Humidity

    Everything will dry more quickly and clean more easily if you can reduce the humidity in the house. There are many ways to lower the humidity and stop the rot and mildew. But you’ll have to delay using some methods if you have no electricity.

    • Open up the house. If the humidity outside is lower than it is indoors, and if the weather permits, open all the doors and windows to exchange the moist indoor air for drier outdoor air. Your body will tell you if the humidity is lower outdoors. If the sun is out, it should be drier outside. If you have a thermometer with a humidity gauge, you can monitor the indoor and outdoor humidity. On the other hand, when temperatures drop at night, an open house is warmer and will draw moisture indoors. At night, and at other times when the humidity is higher outdoors, close up the house.
    • Open closet and cabinet doors. Remove drawers to let air circulate. Drawers may stick because of swelling. Don’t try to force them. Help them dry by opening up the back of the cabinet so air can get into it. You will probably be able to remove the drawers as the cabinet dries out.
    • Use fans. Fans help move the air and dry out your home. Do not use central air conditioning or the furnace blower if the ducts were under water. They will blow out dirty air that might contain contaminants from the sediment left in the duct work. Clean or hose out the ducts first.  
    • Run dehumidifiers. Dehumidifiers and window air conditioners will reduce the moisture, especially in closed-up areas.
    • Use desiccants. Desiccants (materials that absorb moisture) are very useful in drying closets or other closed areas where air cannot move through. Desiccants like those listed below are usually available at hardware, grocery, or drug stores.

    With excessive water in the crawl space, you have the related problem of mold. Mold loves to grow in places that have: a.) Moisture; b.) Lack of light. Both conditions perfectly describe a crawlspace.  Mold will grow on the piers, joists, ducts, and other hard surfaces. But that's not all of the problem. Mold also grows on the "soft" materials, such as fiberglass insulation and on the plastic vapor barrier. When fiberglass insulation develops mold, it's impossible to clean off. Rip it out and replace it.

    How landscape companies fix your problem.

    The process described here basically sets up a perimeter within the crawlspace and seeks to capture the water trying to infiltrate the perimeter. When water hits this border, it is diverted into gravel-filled channels and fed by gravity to a sump pump. The sump pump then siphons up the water and purges it from the crawlspace.

    What happens when they come into your house:

    1. Protect: Unless you can access your crawl space from the exterior, you will need to bring in materials through the house and down an access door. You will need to protect all walk areas with plastic. Or, to prevent slipping, you can use builder's or rosin paper.
    2. Remove Vapor Barrier: Your crawl space may already have a plastic vapor barrier. Remove this and discard.
    3. Dig Trench: Dig trench around entire interior foundation, using foundation as a guide. Trench should be between 8" and 24" from the foundation. If not, it may undermine the foundation.
    4. Lay Pipe: Lay down 3" socked flex perforated pipe through entire perimeter trench.
    5. Cover with Gravel: Cover with 1 1/2" drain rock.
    6. Spread Soil: What to do with all of that dug-up soil? Spread it evenly around crawl space.
    7. Install GFCI: Install a GFCI outlet in crawlspace.
    8. Install Sump Pump: At the low end of the perimeter trench, install a sump pump as recommended by manufacturer's directions.
    9. Discharge to Exterior: Sump pump to discharge perimeter trench water to outside.
    10. Install Vapor Barrier: Install 6 mil vapor barrier to prevent vapor transfer to crawlspace.

    It's dumb, simple work.  Still, you might be happier hiring a company.

    It's hard work, especially if your crawl space is very low. Mine was between 4'6" and 5', which is pretty good. Even then, you have hundreds of pounds of drain rock and hundreds of feet of perforated pipe to move through the house. If you're not adept at electrical work, installing the GFCI for the sump pump can present a learning curve, too.  Not an impossible DIY task, but you'll want to think long and hard before you take it on yourself.

    Cost

    Cost differs according to where you live and the size of your house (and the size of your problem; bigger or even multiple sump pumps may be needed).  My house required 170' of perforated pipe and a single Zoeller 1/3 HP sump pump. I'd say it was a fairly average installation. Cost to hire a company, all materials and labor included (Fall 2009): $3,600.  More recently, dealing with the purchase of a house that had standing water in the crawlspace, a few sources quoted a price of about $5,000.

    How urgent?

    Water mitigation and mold remediation companies will not agree, but you do have some leeway. Water can sit in the crawl space for a long time without having any adverse effect on your house.  In the short term, you're dealing with mold on hard surfaces and perhaps some insulation needs to be removed and replaced. Over the long term, you're in for trouble: standing water can damage the house's foundation; wooden beams and joists begin to rot; and harmful strains of mold can develop.  At the very least, you will be required to dry up the crawl space when it comes time to sell your house.
