Warmer Weather is Coming. Watch Out for Mold!

According to the CDC, molds are found in virtually every environment and can be detected, both indoors and outdoors, year-round. Mold growth is encouraged by warm and humid conditions. Outdoors they can be found in shady, damp areas or places where leaves or other vegetation is decomposing. Indoors they can be found where humidity levels are high.

Since warm weather is coming up quickly, we wanted to remind you that the Dallas/Fort Worth area can get pretty humid when the weather warms up. Make sure you're taking the proper precautions in your home to avoid it. Here is what the CDC has to say.

Specific Recommendations:

  • Keep humidity levels as low as you can—no higher than 50%–all day long. An air conditioner or dehumidifier will help you keep the level low. Bear in mind that humidity levels change over the course of a day with changes in the moisture in the air and the air temperature, so you will need to check the humidity levels more than once a day.
  • Use an air conditioner or a dehumidifier during humid months.
  • Be sure the home has adequate ventilation, including exhaust fans.
  • Add mold inhibitors to paints before application.
  • Clean bathrooms with mold killing products.
  • Do not carpet bathrooms and basements.
  • Remove or replace previously soaked carpets and upholstery.

What You Should Know About Mold

According to the Environmental Protection Agency (EPA), there are 10 things we should all know about mold. 

  1. Potential health effects
  2. There is no practical way to eliminate all mold and mold spores in the indoor environment; the way to control indoor mold growth is to control moisture.
  3. If mold is a problem in your home or school, you must clean up the mold and eliminate sources of moisture.
  4. Fix the source of the water problem or leak to prevent mold growth.
  5. Reduce indoor humidity (to 30-60%) to decrease mold growth by:
    • Venting bathrooms, dryers and other moisture-generating sources to the outside
    • Using air conditioners and de-humidifiers
    • Increasing ventilation
    • Using exhaust fans whenever cooking, dishwashing and cleaning
  6. Clean and dry any damp or wet building materials and furnishings within 24-48 hours to prevent mold growth.
  7. Clean mold off hard surfaces with water and detergent, and dry completely. Absorbent materials such as ceiling tiles, that are moldy, may need to be replaced.
  8. Prevent condensation: Reduce the potential for condensation on cold surfaces (i.e., windows, piping, exterior walls, roof, or floors) by adding insulation.
  9. In areas where there is a perpetual moisture problem, do not install carpeting (i.e., by drinking fountains, by classroom sinks, or on concrete floors with leaks or frequent condensation).
  10. Molds can be found almost anywhere; they can grow on virtually any substance, providing moisture is present. There are molds that can grow on wood, paper, carpet, and foods.

If a pipe breaks underneath your home in the Dallas/Ft. Worth area, it is possible that water can affect structural components without you realizing it. Water can leak into your crawl space and cause many problems. Many crawl spaces already have elevated temperatures and humidity levels making it a prime location for microbial growth. 

Extra moisture that gets added to a crawl space increases the chances of a fungus developing. For mold damage in the Dallas/Ft, Worth area to take place, it needs an organic food source, the right temperature, and moisture. If fungi grow inside your home, they can cause health effects with some people. 

Once microbes develop inside a structure, they can quickly reproduce and cause problems in other locations. Once the spores mature, they form structures called Hyphae. The hyphae grow down into the material as well as up above it and across the surface. The hyphae then release spores into the airflow of the building that float around until they settle down into a new location.

 Prevention will help keep it at bay in your home.

  • Keep all areas clean
  • Make sure there is good air circulation
  • Prevent mold and water damage by turning off the water flow to broken appliances and pipes.
  • Replace cracked or defective mortar. If you find wet areas, inspect the outside drainage system.
  • Spread moisture – barrier materials in crawl spaces over the sail. Heavy roofing paper or plastic film made of polyethylene can be used for this. Make sure there is good ventilation in the crawl space and if possible do not enclose it.
  • One can get rid of humidity or dampness within a building or home by heating it for a short time. After heating, open up the doors and windows, or use an exhaust fan to let out the air that is moist.
  • Hire a professional roofing contractor to cover a damaged roof with a tarp.
  • If there are freezing temperatures, take measures to insulate pipes, inside and out to ensure they will not crack or bust.
  • Make sure all theseals on the windows and doors are not compromised and in good working condition.
